Embracing the Intimate Horizon: A Tbilisi Sanctuary

A masterful interplay of enclosure and openness redefines suburban living on the hills of Tbilisi.

In the verdant embrace of Tbilisi's hillside district, Okrokana, lies a sanctuary that defies conventional suburban norms, the Inverted House by TIMM Architecture. Here, the architecture becomes not merely a backdrop to life but an active participant in the dance of light, space, and presence. This single-family residence responds to the prevailing suburban landscape, characterized by narrow streets and towering perimeter walls, which often stifle visual connectivity, natural illumination, and spatial fluidity. Rather than conforming to a paradigm of privacy through isolation, the Inverted House integrates its enclosure into the very fabric of its design, transforming the building itself into a protective perimeter that defines and safeguards its domain.

Nestled within a plot encased on three sides by neighboring walls and bordered by the street on the fourth, the dwelling forgoes outward-facing aspirations in favor of an inward-looking spatial philosophy. This house wraps itself around the site, forming an architectural cocoon that directs the heart of the home inward, towards its own curated landscape, rather than the constrained external context. Along the street edge, the edifice subtly recedes, obviating the necessity for a separate boundary wall and crafting a graceful transition from public to private realm.

Within, the spatial choreography is orchestrated around two verdant sanctuaries: an outer garden that gently negotiates the dialogue with the street, and an inner courtyard that reigns as the spatial nucleus of the home. Here, the main living quarters, including the entrance hall, living room, and kitchen, orient themselves toward the courtyard, inviting daylight and fresh air to permeate the depths of the residence. This courtyard functions as an open-air atrium, orchestrating circulation and visual interplays across multiple levels.

Suspended elegantly above this courtyard void, a swimming pool hovers, casting a shaded oasis below while uniting the upper levels both visually and spatially. This sectional strategy reinforces the house's introspective orientation, layering domestic spaces vertically around the shared internal landscape. Rising to three stories at the rear and presenting a single-story face to the street, the building's sectional variation allows for a magnificent double-height living area and the incorporation of intermediate half-levels, crafting a seamless spatial narrative rather than a mere collection of discrete floors.

Material choices further articulate the project's spatial ethos. The street-facing facade is clad in charred wood, a material imbued with durability and depth, forming a robust external shell. As one transitions inward, the material palette softens to natural, untreated wood within the courtyard, establishing a poignant contrast between the enclosure's protective embrace and the openness of the inner sanctum. Interior spaces, bathed in white, emphasize light, proportion, and spatial harmony. This progression, from the charred exterior to natural timber interiors, and finally to the serene neutrality of the interior finishes, supports a fluid transition from boundary to habitat.

In redefining enclosure as an intrinsic architectural element rather than an external imposition, the Inverted House offers an innovative residential model for the dense suburban conditions of Tbilisi. Through its inward orientation, sectional dynamism, and material transitions, this project by TIMM Architecture transforms a constrained site into a spatially liberated domestic environment, structured around internal light, landscape, and movement. It is a testament to how thoughtful design can transcend limitations, crafting a home that is both a refuge and a revelation.

The design team, comprising Nikoloz Lekveishvili, Irina Karlikova, Nino Chkhartishvili, Giorgi Pataridze, and Beka Gulva, achieves a masterful synthesis of form and function, creating a dwelling that resonates with both the intimate and the expansive. Photographed by Grigory Sokolinsky, this project invites us to reconsider the possibilities of suburban living, challenging us to envision spaces that are not merely inhabited but truly lived.
